About the complex…

A FEW WORDS ABOUT THE INFRASTRUCTURE AND THE AMENITIES OF THE DANUBE HEIGHTS RESIDENTIAL COMPLEX

The Danube Heights is a residential complex, area 1.6 ha, with the total of 15 facilities with separate land plots and parking places.

The facilities are grouped into three rows according to their type and surface area. There are two different groups of freestanding facilities named the Danube Villas and the Danube Pearls as well as a row of buildings named the Danube Wreath. The structure of floors of all the facilities is GF+1, they all have an exit to a flat roof, a separate grass garden, a pool and parking places. Certain buildings have a basement as well.

The complex is a closed type housing project with organized maintenance, residential security service and a reception facility at the entrance, which provides additional privacy and safety.

A green area and a playground are located at the centre of the complex while a lookout point is located at the very brink of the complex overlooking the Danube. The lookout point, which offers a magnificent view of the Danube and of the glen that links the Danube Heights with the river bank, is a common area for all residents to gather and socialize.

A marina for river sailboats, as well as a small hidden beach are planned to be constructed at the river bank below the complex plateau.

is a group of 4 biggest and super luxurious facilities in the complex having the best position and view of the Danube River. The net area of these facilities will be more than 350m2 each. The parking lot for 3 or 4 vehicles is positioned at the very entrance to the land plot. A courtyard with a pool, grass area and greenery is planned to be built behind the facilities at a plot of land with the best view of the Danube. A covered space between the living room and the pool with greenery will make a visual and functional whole.

is a row of 2 facilities with 4 fully independent units, 8 of them in total, oriented towards the central green area of the complex. The net area of these units will be 150 m2 upwards. Each unit will have a separate courtyard, a pool and a parking space. The ground floor, the covered area between the living room and the pool with greenery will make a visual and functional whole. A LOOKOUT POINT

is a green area located at the very brink of the estate, on a plateau above the slope towards the Danube and the clay plot towards the side glen. It will be accessible to all the residents of the Danube Heights. A stone column – stela, an interesting detail, is located in this area. Apart from offering a fantastic view of the Danube and the plain, this corner of the complex will also provide ideal conditions for the relaxation of the residents.

MARINA

The construction of a small river marina with berths for motor boats and smaller sailboats is planned to be built on the river bank, directly below the Danube Heights.

CENTRAL ZONE

is the green area with a park and an enclosed children’s playground in the centre of the complex. It is intended for the residents and their guests.

RECEPTION FACILITY

is a building with 24/7 technical and security surveillance of the entire complex.
